Why the rise matters
From January 1, 2026 the residential rate stands at 1.25 zł per square metre. Consequently, the rate rose from 1.19 zł in 2025. Moreover, commercial premises now face 35.53 zł per square metre. Therefore, a 50 m2 apartment pays 62.50 zł yearly. However, the total matters for the city budget. The tax brings about 1.8 billion zł to the municipal coffers. In addition, that equals roughly 6.3 percent of Warsaw’s revenue. The council adopted the full maximum rates set by the national finance ministry. Understanding the property tax in Warsaw increase
Residents pay in four instalments each year. The deadlines fall on March 15, May 15, September 15 and November 15. However, small annual bills below 100 zł require a single payment in March. What happens if your decision arrives late
The law protects taxpayers in a specific way. If the tax decision arrives less than 14 days before a rata deadline, the due date changes. Therefore, you then have 14 days from the actual delivery date to pay. Consequently, tax authorities only apply interest after that shifted date. However, late delivery does not free you from paying at all. You should still contact the tax service if you did not receive a decision. For instance, call or visit the Tax Service Centre at Obozowa 57. In addition, you can verify the exact amount and account number there. Therefore, you avoid guesswork and extra charges.
In practice, check the postmark date on the decision envelope. Therefore, do not panic if September 15 approaches without a notice. Instead, use online portals to confirm your bill. Moreover, record the delivery date and pay within 14 days after you get the decision. Consequently, you prevent unnecessary interest.
